We lived on the 3rd floor and loved it, but the arrival of our child led us to move to the 1st floor. We are camping enthusiasts, wine lovers, and socially involved. The 3rd floor is currently occupied by a friendly professional couple who are politically and travel-minded and environmentally conscious. The second floor is also occupied by a very friendly couple, globetrotters who love coffee made with "amore."
So we're looking for an equally friendly tenant with whom to share a glass of rosé wine on occasion. I'll provide the bottle ;-) Good relations and mutual assistance reign among neighbors, which is important to us.

IN GENERAL: Basement for storage, brick walls in the bedrooms, laminate flooring but "heated"... Ouuuuuu! Practical IKEA wardrobe, inexpensive electricity. Some tenant improvements are planned for April. 5 appliances and internet connection are included. Electricity is at the tenant's expense, and homeowners' insurance is mandatory.

LAYOUT:
A closed bedroom: Nothing more square than a bedroom, but...with a deep closet. The window faces east. Nothing better for sunny mornings. A former double room now separated by a sliding door: We had the bedroom on one side and a walk-in closet/office in the other. Let's just say my girlfriend doesn't have Steve Jobs' taste in clothes.
The living room, kitchen, and dining room are all one. It's an open concept. The patio door leads to a large backyard.
The bathroom: typically Montreal, a tub/shower, a toilet, and a sink. Small and efficient. Fart.
Backyard balcony: 4 x 24: full-length balcony, perfect for singing "The pitcher thinks of his blonde douda...douda." Because you'll have a view of a park, with a baseball field, ping-pong table, basketball court, community garden, and bike path. In winter, two skating rinks are available. In short, it's joyful!

Green thumbs are welcome because the yard is lush. There will even be three planters for you! And yes, you can make friends with salad these days!
Finally, the basement. No, it's not habitable. It's not possible to convert a bedroom there. However, it does have nearly 1,000 square feet of storage. It's where the washers and dryers are. It's also where I installed a freezer and a mini-fridge. I made a small workshop to "pamper" my owner-occupant stuff, and even a small living room to go and sulk if necessary.
There's a rooftop terrace on the building that's only accessible to the third floor, but if you're nice, maybe it'll be possible to watch the fireworks there in the summer.
