The following conditions must appear in any promise to lease.The lessee(s) shall undergo a credit and background check (including previous landlord references) with Oligny & Thibodeau.There shall be no animals, no smoking of any kind (including marijuana), and no growing of marijuana anywhere on the premises (including both inside and outside of the apartment).It is prohibited to sublet the apartment without the consent of the landlord or to do short-term rentals of any kind.The lessee shall submit proof of employment or proof of financial capacity to the satisfaction of the lessor.The lessee shall have a valid tenant's insurance with 2 million dollar civil liability for the duration of the lease, and shall submit proof of undertaking before occupancy of the premises.The tenant must respect the building regulations in the declaration of co-ownership, which will be given before signing the lease and before occupying the premises.The tenant shall not make any changes to the apartment without the consent of the lessor, including painting.
