-All visits with a minimum notice of 24 hours.-The tenant must respect all the rules and regulations of the building. The tenant will assume full responsibility for any fine resulting from non-compliance with this obligation.-No subletting, air bnb or modification in any way is permitted without the written consent of the owner.-No smoking: It is strictly prohibited to cultivate or smoke marijuana in the apartment, on the balcony or in the common areas of the property. -Animals are not allowed.-The condo must be returned in the same condition in which it was delivered, except for normal deterioration due to time.-Rent payment will be sent to the owner on the first day of the month by electronic transfer, email or check.-References, positive credit check and proof of employment/income/funds are required before accepting an offer to the satisfaction of the owner.-Before occupation, the tenant must send the owner proof of civil insurance (coverage of 2 million dollars).-A deposit for the first month of rental as well as a security deposit are required upon acceptance of the lease.INCLUSIONSréfrigérateur, cuisinière, laveuse et sécheuse, 1 espace de stationnement extérieur (#5) et luminaires.EXCLUSIONSÉlectricité, chauffage, câble, internet et téléphone.
